The rent includes includes utility and broadband costs;  the studio has its own kitchen area and toilet facilities are shared with the tenants of Studio 4.  Business rates are the responsibility of the tenant. 

The studio is adjacent to the waiting room - there is a connecting door which may/may not be used by the tenant.
